The Old Boys’ School is located in the heart of the popular village of Laxfield, within easy walking distance of the large Co-operative village shop, Royal Oak public house and also The Kings Head, known as The Low House, which was voted Adnams Pub of the Year 2010. Laxfield is a delightful village situated just 7 miles north of the historic market town of Framlingham. The village has All Saints C E V A Primary School, graded outstanding by Ofsted, as well as buses to local high schools and St Felix Independent School. There are also regular buses to Halesworth and Ipswich.
Framlingham offers more comprehensive facilities including a large Co-op supermarket as well as further pubs and restaurants. The town is also home to Thomas Mills High School and Framlingham College. Stradbroke is about 4½ miles and here there is a village shop, pubs, a butcher, high school and swimming pool. Diss is about 14 miles and has a mainline rail service to London’s Liverpool Street Station and to Norwich. The coast is approximately 13 miles as the crow flies and from here access can be gained to Aldeburgh and Southwold.
The Old Boys’ School is a striking Victorian building of brick construction under a pegtile roof with impressive features such as a centralised Florentine arched window and vaulted ceiling in the main room with a floor to apex height of 21′. As its name would suggest, it is understood that it was constructed in the mid-19th century as a boys’ school. In more recent years it has been used as a pre-school centre. On 29th August 2013, planning permission was granted by Mid Suffolk District Council under reference 1683/13 for the conversion of the premises to a 2 bedroom dwelling. It is envisaged that some potential buyers may undertake all of the works as per the planning permission, whereas others may undertake a more modest scheme. Once converted, it is anticipated that this will be a stunning dwelling with its 30′ x 15′ main room and second reception/bedroom of 14′ x 15′. Currently the building also has a utility/kitchenette area and cloakroom. There is a brick walled courtyard garden to the rear measuring, on average, 25′ x 10′. The proposed plans are shown within these sales particulars, but further plans etc are available via email from the agents. Interested parties should note that, as part of the planning permission, the vendor has entered into a unilateral planning obligation. The buyer of the property will be under an obligation to pay to Mid Suffolk a Social Infrastructure Contribution of £2,151.00 prior to works commencing.
