3 Bedroom Stone Cottage

 property auction

Property Address: Laburnum Cottage, Ewen, Cirencester, Gloucestershire GL7 6BT

Laburnum Cottage is a charming detached Cotswold stone period cottage standing in a delightful area of gardens and grounds together with a pasture paddock to the rear, in all extending to about 7.68 acres. There is vehicular access from the highway.
The cottage is constructed of Cotswold stone elevations beneath a pitched Cotswold slate roof. Recently, some improvements have been carried out internally including a refurbished sitting room and kitchen which includes a Rayburn oil-fired cooker with back boiler which powers the hot water and central heating together with a range of base and wall units.
Adjacent to the kitchen, is a ground floor wet room with a newly fitted shower unit, wash hand basin and wc. The remainder of the cottage requires further modernisation and provides an excellent opportunity to upgrade this pretty country cottage.
The cottage stands in a well maintained area of gardens which are partly bounded by Cotswold stone walls. There is a pedestrian hand gate from the village street with a path which leads to the front door. The gardens comprise flower borders and shrubberies together with a stone garden store and a well. To one side of the cottage, there is a pasture paddock together with a small barn of stone construction.
To the rear of the cottage is a pasture field extending to 7.16 acres in a beautiful setting. The field is mostly bounded by tall hedgerows providing considerable privacy, and in the centre is a stand of mature trees providing a parkland setting.

Ewen is a pretty rural village situated about 4 miles south of Cirencester, adjacent to the infant River Thames. One mile to the west is the village of Kemble which offers a village shop, post office, village hall, public house and main line railway station (putting London, Paddington just over one hour’s travelling time away).
Cirencester provides more extensive shopping and other facilities. The larger centres of Cheltenham and Swindon are each approximately 20 miles distant. Motoring connections are excellent with the M4 (Junction 15) about 20 miles.
